How can I be sure that everything is going ahead as planned once I
return to the UK? |

You can feel
confident that the Lawyer will be monitoring the progress of your
property. In the case of new construction to ensure that the stages are
going ahead as planned and in the case of re-sale property to ensure
that once the property has been checked for encumbrances that the
signing of the title deeds can take place as soon as possible. We will
endeavour to keep you well informed at every stage. |

3.
What if I change my mind on
a property? |
|
Once you have signed
a contract for the property and paid a deposit this is considered an
official intent to purchase. It is therefore extremely important that
you are absolutely certain that this is the property you wish to buy and
that you do not feel under any outside pressure to sign the contract. |

4. How
long does it take between signing the contract and completion? |
|
Depending on the
outcome of the searches made by the solicitor, which can take anywhere
from 1 to 3 weeks, the average time for a completion is 6 - 8 weeks
after signing the private contract. |

5.
What happens to my deposit
if the searches are returned unsatisfactory? |
|
If for whatever
reason the searches are not completely satisfactory, you will receive
your deposit back in full. It is for this reason that the initial
deposit is not always paid immediately to the owner and is held by
either the lawyer or the agent. |

6.
Do I have to use a
solicitor when I purchase a property? |
|
Yes, you should always have legal
representation. You are free to use a solicitor of your choice or we
can recommend an English speaking Spanish lawyer in the area. You could
choose to have two seperate lawyers (as is customary in the U.K.) but
this is not necessary in Spain and will just raise your costs and delay
completion. |

7.
When will I receive
the keys to the property? |
|
You will normally be
given the keys after the signing of the title deeds at the notary. In
the case of an absentee owner however or when the lawyer has power of
attorney, the keys will not be handed over until the vendor has received
his money (usually sent to him by bank transfer). |
